What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the house and the overall layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?

Property taxes

Tax records often reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A home measurement service will ensure that you're paid a fair price for your home. Area is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are often approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any updating that might have affected square footage).

Material for real estate professionals

To ensure that your client's property sells at a price that correctly reflects true market value, we advise seeking a home measurement of the property. Your clients, and potential buyers, will appreciate your attention to detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic for getting potential buyers interested because they can review the layout and characteristics of the property before and after a walkthrough.
